The Energy-Efficient Mortgage: A Realtor's Tool As a Realtor, you can encourage homebuyers to seek a residence with energy-efficient natural gas. The concept is that reducing fixed operating expenses (energy costs) allows the homeowner to transfer those savings to other fixed expenses, such as a mortgage payment. Energy enhancements also can increase a home's market value. For an energy-efficient home, lenders can stretch the debt-to-income ratio by two percent.
Example: A buyer with about $50,000 in gross income would qualify for $150,000. With an EEM, that buyer could qualify for about $163,000.
The value for buyers? Wider selection of homes, easier qualifying, higher loan amounts, and improved resale potential. For more information:

Real Estate Course: It Takes Energy to Sell a Home Realtors can take advantage of an enjoyable and valuable course on the benefits of natural gas for today's homes. Developed by AGL, It Takes Energy to Sell a Home is offered free to Realtors. The course is approved for three hours of continuing education credits by the Georgia Real Estate Commission. The session includes a complete list of gas marketers and links to cost comparisons. Also covered are energy-use factors such as home design, systems and efficiency, and the growing demand for backup generators and gas logs.
